Unfortunately, it was an active infestation extending about 4ft to the left, 2.5ft to the right, and 6ft vertically in the studs nearest the door.

So far I’ve replaced the sill plate and rim joist. Rebuilt the landing, replaced the threshold (because I bent the original during removal), and re-laid the laminate flooring on the landing.

Tomorrow, I’ll reframe the wall and hopefully get sheetrock hung to patch the holes where the 60 year old plaster collapsed.

And I’ve had the exterminator out to treat the soil around the perimeter of the house to kill the colony and prevent future termites incursions.

Took longer than anticipated, but finally finished replacing/repairing termite damage and was able to complete the insulation project that revealed the damn termites.

I’ll get the sheetrock up over the coming days, re-trim the door, mud/sand/paint the interior wall, finish removing the obnoxiously odd sized concrete step and replace it with an equally spaced two step entry, and (hopefully) get the garage cleaned up and usable again before winter arrives.

Well, our well is finally fixed. One year, one engineering report, 4 pressure tanks, one pump, 185 feet of pipe, 10,000 phone calls, one inspection, one water test, and $43,000 later we are up and running.

I don't have to pump anything. It just shows up. I have to pay for it of course but for $43K I could have water for around 50 years.

Sometimes you just have to pay for it to be pumped into a water tower. Then gravity gets it to your house.

Started a leaky toilet repair. I think this just turned into a floor repair Screws which should be securing the flange are just spinning, and some were in the wrong place - turns out when it was installed they broke some (thin drywall screws used) so just shot a screw next to the right place (but not countersunk...) I think plumbers putty was used along side a wax ring, too... not at all confidence inspiring.

Floor repair means I get to learn how to do tile work. How much tile work depends on if I break tiles trying to pull them (probably) and/or can find similar replacements.
Or it might just be time to pay someone to do all the work.
I'm now worried the other toilets are just as horribly installed. None of those have turned into drywall work like this one. Yet.

We don't make money with the wells. All 23 homes own our little water district. Now both our wells are in good shape.
