Yep. THIS. All of this. 110% accurate.

well, almost.

In Seattle, LA, SF and silicon valley ……. houses for sale might as well be on an auction. ……

humfrz

Here ya go mr buyer, here is a fine piece of property, yep, Silicon Valley. This stick built rambler, sits on it's own 50 sq ft lot. Yep, it was built in 1926 and has termites, fleas, and the roof leaks ……. but other than that, it's a cream puff. Oh yes, you have to bring in your own, septic, power and water.

I'm sure your Fido will be quite comfortable ………. oh, wait, my cell phone, the seller just turned down his fourth over full price, cash offer, close in 10 days. He is catching on to this HOT market, and is holding out for $950,000 ….. cash, no inspections, no neighborhood review, no CC&R review, close in 10 days ……. cash in USD deposited to his Swiss Bank account.

Sorry, you waited too long ……. your banker just called and said that now you don't qualify.

Next time I show you houses …….. bring cash (at least 2x the asking price).

Gotto go, I got tons of money to make here before this bubble implodes

…..

My friends think, I only like JDM... well that’s not true. For an example, I like current mustang look. If it wasn’t a fatass, I would totally consider buying it. I love Porsche Cayman. They’re great car.

That reads a bit like a drunk and defensive person wrote it lol. Also, I would think being a fatass would make a mustang more desirable than anything Japanese...

My friends think I'm an idiot for buying a FRS when I could have gotten a used Corvette, or Camaro, or Mustang, or WRX, or Focus ST, or...

Moral of the story, friends are dumb. Dump them and hang out with people on the internet who agree with you on things.

Question: Why do some folks get a twin, over a Camaro/Mustang, that does have a "fat ass" ……. then put a body kit on the twin making it look like a "fat ass" …….

Been very casually looking at condo prices around here and the peninsula.

People here are fucking bonkers.

Like even me as a software engineer can't afford any of these places. I'd have to save up for 5-10 years.. for a condo, and just for a reasonable downpayment lol.

Who in their right mind pays 800k-1.2m for a 1br/2br type condo that isn't even in a "luxury" complex/building?

Who can even afford that? At least if it was closer to what it's worth, maybe 300-400k I'd be able to afford a downpayment in the next year or two.

I'm sad.

However, your best evidence is to have a professional appraiser, appraise the property to establish its estimated value.

The next best evidence would be to have a real estate broker/agent, in that area, do a CMA (Comparative Market Analysis) to establish the properties fair market value.

The most accurate value is what price a seller and a buyer agree upon and the sale closes.

With all the information on the Internet, you can conduct your own survey, using comparable properties. Just be sure that your comps consist of just like properties that have recently SOLD. NOT the listed prices.

humfrz - retired real estate broker
of course. I was just trying to avoid paying anyone anything until I was certain this is what I want to do. the more I think about it the more I'm leaning towards selling.

Comps in the area are a little tough. I have a townhouse and most of the recently sold town homes either don't have garages like I do or are way above me in cost. but I do remember looking at a couple of places down the street from where I ended up buying. No doubt those sold around the time mine did and they ever very similar.

the market here is very busy and things don't stay on the market for very long these days. hell when I bought mine there were 5 offers on it when I went to look at it the day before it officially went on the market. luckily my agent knew the seller's agent so she was able to assure him that the sale would be hassle free, which it was. I was never super excited about it in the first place. I really wanted a 1 bedroom loft near the town square but the one I was after had just gone under contract when I contacted the agent. so instead I ended up with a 3 bed 2.5 bath townhouse with a 2 car garage.

Move somewhere else? I've got 3br, 2.5ba, a garage and .3 acers of sovereign Spuds soil for under 200K. And that's more expensive than a lot of other places I can think of. That would buy you a mansion in some places in the south.

Relevant jobs is the issue. I can take 4+ hours of commute and exchange my property taxes for a mortgage payment... Forget the mortgage payment I also have. Not worth it. I had a decent place and a 3hr+ commute, paid off. I spend half an hour getting to work now and half that is a nice walk. Fifteen minutes or less on transit. That's over 10 hours of life back every week, plus the health benefits (and I notice that too).

And Chicago isn't as bad as the Bay area. Very similar to Seattle price wise but the market isn't quite as hot, possibly because transit makes the suburbs an option for people.
