What is really silly is they want 30 day close, then want 1-2 months rent back because they are in the same situation as us: have a kid graduating high school first week of June. What would be wrong with a 60 day close? We both need time? Oh well.
Well, that is unrealistic, unless they find a "cash" buyer, even at that, a 30 day close is tight.

edit: re-reading your post, it sounds like you've already checked for ground-- it could just be as simple as a bad outlet that you're plugging into. sometimes the prongs that grab the plug stretch out and the outlet just needs to be replaced. <snip/>

I might ping you later - even if y'all can't help me directly I've found usually folks in the trades know each-other. I don't look for work on the side typically, when it's also a day-job. I'm open to it, but I never ask for it. Just seems wrong.

House was actually built in '03. New foundation (deeper, longer than the traditional Chicago house, still standard 25x125 lot...) so we don't get the tax break for being on an old foundation. I've already replaced the outlet, twice. Should be wired right, I tested for hot. Next step is to run a fish tape through to see if it catches on anything (test for breaks in the conduit best I can). Hope to avoid trenching since the line goes under the cement poured-in-place A/C pad (only one of two units is still on it... it was placed under the deck, stupidly... that's bad for condensers - and it HAD to be under something because it's actually below the back door...)

I've probably messed up code on the DIY front already... had to move some walls and outlets. Had to cap a gas line (I had that work checked... actually asked the guy to fix it and he said it was done right - he still fixed a bad waste-water joint that was leaking at the washer drain...) I try to read all the rules and stick to them, but...

More fun is trying to figure out how to get new conduit to the front of the house for the home theater. The existing conduit is at capacity.

Yay home ownership.

Yay home ownership.
Bubba says to just double tap into a circuit at the main circuit box, then run Romex on the outside of the house, punch a hole in the wall of the home theater room and wire a multiple outlet thingy to the end of the line -

Can't be any worse than running a 7x200 amp, a 700x2 amp, a 500x2 amp, a 1x200 amp, preprocessor, computer, and projector off a 20A circuit... (thank goodness for soft-starts! And never needing any of that power...)

I have a 7.2 + shaker setup in the home theater.

7x200 is the main 7... 700x2 is for the 4x15" log throw (36mm xmax) sub in the front wall, 500x2 is the 2x15" long throw setup in the riser for the rear seats. And 1x200 on the front row shakers. The 7x200 is 100 lbs...

Don't look at the pair of 1000W monoblocks I have on one of my other setups... Also on a 20a circuit also 100lbs each. I usually listen at maybe 1/4W output... Just a wee bit of headroom.
