Yeah that's not ideal. Caulking will not solve water seeping in through surrounding porous stone/brick.

Typically you would have a metal flashing that tucks in behind the brick/concrete and extends out to allow positive drainage away from your wall framing. Only then would caulking be suitable against the metal to complete the seal to the door frame.

Ideally there is building wrap/paper/membrane that can lap over the metal trim... much easier to do if siding can be removed and reinstalled. Not the case here unfortunately.

Without knowing the actual assembly of your wall, it's hard to make a firm suggestion. But that door needs to come out to do it properly in any case.

I have sections of concrete(?) for basement walls, there is a rectangular hole in the concrete, with a wood frame inside the hole. The door frame mounts to the wood. The caulk they initially installed the door with peeled up the old weathered paint on the wood and, being on the windward side of the house, rainwater just poured in. They cut out the old caulk, applied some adhesive sealing stuff in the crack, then re-caulked. It worked with some pretty intense rain and wind this afternoon at least. I'll get some paint on it this weekend and it should be good I think.

i see and understand what you have now. i believe that's officially called an "oopsies" when they poured it oversized.

the first/normal way to repair that would be to strip it out and use a vapor barrier(like this), and pressure treated lumber.

but pressure treated lumber still rots out over time. it's not helped by the difference in expansion rates from the door, and the concrete around it.

the way i would fix it is to strip out the old opening, then add rebar into the existing foundation, then pour new concrete to make an appropriate opening size. still need a gasket like above between the door and concrete, but no longer need flashing.


another alternative here would be to build a small roof overhang over the door opening to divert rain away from it-- then if you were to rebuild the opening with pressure treated lumber, it would last a ton longer.

The surrounding wood is already pressure treated lumber though. It was fine with the sliding door for 22 years. Then I had a new door/frame put in and the caulk pulled up the peeling paint at the top.

i dunno, that day of science class about differing expansion rates of different materials is just screaming at me in that picture.

if it was my house, i wouldn't be able to let it go until i re-poured, or mortared the gap...

Helping a friend pull wire from the house to the shop. The string broke while trying to pull the ride through the conduit. Tried to suck a new string through and getting nothing but dirt. So now…

Yeah we got it. Coupler came apart he thinks when he used the excavator to pack it. Luckily the mini was next door since my buddy is building his neighbors house. The water and communication was over 2ft down with main power conduit 12”-18” deeper.

The pull wasn’t too bad. Lots of lube and grunting but we got it. The run was a little over 120ft.
