I just heard back from the town, turns out it is buildable just the last person got turned down because they want some 2k sqft building and flattening out the backyard... the wetland department did offer them alternatives though that weren't unreasonable. The denial has raised all kinds of red flags which has made the property value drop to about 1/6 of other properties in the neighborhood. I'm going buy this land cash and then spend the next few years trying to get something approved, lol. 3 car garage with an in-law apartment above it LOL.
