my brother in law in the national guard said he had to recite the soldiers creed. and if they messed any of it up, they had to start over!

i think he would have preferred name, rank, and serial number!

Well, in the old Army, the DI cooking the CS was a sadist and made it extra strong, and a equally sadistic DI would hold the exit door closed on soldiers he didn't like and when we did exit we had to run uphill, in the mud - both ways -

Me too.

I gave a renter a no-cause eviction in February so I could take over the property mid May. If they can't find a place to go I am going to have to end up extending them which looks more and more likely

Ugh I hate people. Even if it's not their fault per say the landlord always gets screwed. I don't even mind cleaning and repairing that much as long as they just GTFO when they are done paying. I hope you made it clear that (even if idle threats) you are going to screw their credit and sue them in small claims if they squat.

You could be in San Francisco where you would have to pay your tenants moving costs, plus thousands to get a renter/squatter out. Not worth owning rentals. Thousands of rentals sit empty because landlords got screwed, and would rather it sat empty than rent. Then they wonder why there is a lack of rentals, and prices high.

When I say I might have to extend them, I am not meaning legally but as a courtesy. They have rented that home for 17+ years. If they can't find a place and need to rent from me for another month I am okay with that.

That is why I am getting out. With the no-cause eviction I had to give them a month of rent back with the notice. The laws are only getting worse.

Well if they are good tenants is OK to give some back. My last two tenants were 5 years and 3 years so I just gave their deposits back even though I did have to some repairs and cleaning. Contract is only 1yr

Yeah at that risk level I would want like a 6 month security deposit (but if they had cash like that they would probably just buy)
