I took the front cover and the neck housing apart without too much trouble and took a close look at what's inside. Well, looks like the motor that retracts the mirror assembly is entirely encased in a weather-proof housing, which means I can't get inside, or even just spray lubricant/cleaner into the housing without removing the glass and then the motor assembly and then disassemble the motor module. I think I'm just gonna put the pieces back and call it a day for now.
