For her as a dancer, it's basically guaranteed she's going to need to be there if she wants any modicum of actual success.

I'm looking just north of Markham, and am hoping that by the time I'm ready to buy, prices arent super stupid there. Worst case I'll get a transfer to our Sarnia branch and buy a mansion for 300k

40 minutes to Toronto is still in Toronto, so prices are still jacked. Realistically, you need to be 1.25 hours or more to get slightly cheaper housing.
