Thanks for the detail info. It helps me understand better. Forgot to mention that it's both of ours (me & fiancé) income combine comes up to be 20% at first... but after checking w my bank for interest rate & recalculate, it came up to be 22~23% which still is below 28%.

I have my current job for... over 10yrs & have steady pay. Fiancé graduated last yr Aug & had that job since. Don't see her changing her job anytime either. Only debt we have is her wrx recently... which have bout $18k left. We want to make sure we have enough money set a side for emergency and make sure we don't buy a place that too much for us to pay.
