I was looking at prices in Hermosa because I was inspired by a Casey Neistat vlog, and I thought prices in Cali were all similar

I live in Stockton (CA central valley). #1 violant crime rate 3 of the last 10 years. it's gotten better but not a ton. Also got hit really hard by the housing bubble since we're 90 minutes from San Francisco and many people lived here in the late 90s to mid 2000s. My aunt's house for example was 1400sq ft bought for 280k in 2006 and sold for 140k last year. Her new house is over 2000sq ft and she bought it for 160k short sale. They are across the street from each other.

We have 100k areas and 1mil plus areas still. I live in an area where many are the same families that grew up with my mom still own the homes so it's fairly quiet. Got a couple good neighbors who help keep the tweakers out when they try to pass through

Probably not. I have a job with the county govt so cant go real far away and its not worth it for me to sell and move locally (I inherited my grandma's house 5 years ago). Murder rate is down pretty good (gang wars for a few years isolated in a couple squar miles) but a law change has petty theft up so increase in that lately. I keep odd hours and so do my neighbors so kinda helps since theres no pattern to help avoid break-ins. The city just emerged from declaring bankruptcy last year and Police were hit hard by cuts. We're hiring more officers its a matter of retention now. The next 3-5 years will determine ahat I do in the long run (take out a 100k equity loan and total remodel vs. sell very cheap and pick up a mortgage in a smaller house but a nicer town).

You guys still talking about housing?


Condos are pretty cheap comparatively, at least that's what my research shows. I have no money, you guys know this, so I won't be able to afford much whenever I do manage to get my own place. In this area, $125k and below, the houses are all 50+ years old and tiny, some are updated, but the house is still old and shows its age. The condos, on the other hand, are fairly new, updated, and pretty nice. Some of them are brand new. They're also bigger than the houses, sq ft wise. Added bonus of no yard work.
