Really tough decision...just trying to get advice and see what others think. Sometimes hearing something bounced off of someone else makes it more clear.
I would make sure you give those teenage dreams a chance with strongly considering that FD choice.

I am with you on The NSX it is a thing of beauty @King Tut I would love to own one.

I am so over the LS swaps especially in newer chassis. If you want to do an LS swap then get an older and lighter FB or FC chassis. I think an RX8 R3 with an LS swap might push his $45k budget though.

FB or FC doesn't have a back seat. I know it doesn't matter to OP, but I'd take it into consideration for myself.

I think he could get in well under 45k though. I looked at an R3 last year with low miles. They were asking 18k for it. That's a lot of money to play with for mods.

Bah, he isn't having kids for 3 years. No need for four doors. Does that get you A/C, power steering, and a working RX-8 gauge cluster? Some of the issues that pop up on motor swaps.

Well, like I said, it doesn't really matter to him. But three years goes by fast. And if OP really only wants a sports car for 3 years go out and lease the most expensive, fastest thing he can afford IMO.

The Togue Factory car in the picture didn't have AC if I remember correctly. But they built it for a dealership who was reselling it for an ungodly amount of money, and they said AC was working at that point. The kits out now do have working AC. Gauge cluster I don't know. I think Hinson supposedly had a solution, which is the kit that TF used (and had to modify a bit) but there are a handful of others out there working on it now. So my answer to that, since I haven't looked into it in a while, is simply "dunno."
