Put more down. It's fairly easy (at least around here and online) to find 2.5% for 5 year loans, so $400 is basically a $22,500 loan. Put down more than whatever it takes to get to that and you are less than $400.

Tons of reasons not to live here. 10+% sales tax on top of a state income tax, tolls on our roads, always in top 5 gas prices in country, and all of our governors are crooks.

If I didn't have all my family & friends here I would have bolted last fall when I was looking for a new job.
