So the sellers of the house came back with a counter offer that is basically close my house by May 20th. My agent here says I would have to price aggressively, but still unrealistic time line. He says to go ahead and except the offer, and if we are in contract, but not closed by then, what are they going to do? Walk, or wait? They will wait.

What do you think @humfrz?

About the only way you could sell and close on your house in SJ by May 20th is to get a cash buyer. Yes, they are out there.

Yes, you could accept the sellers counteroffer and hope you are at least under contract by May 20th. That isn't unrealistic.

The worst case is that the seller could get upset and keep your earnest money, if you don't meet the contracted date.

To be conservative, I would suggest that you counter the sellers counter offer with a "sale" date (under contract) by May 20th.

I would never advise my buyer to risk his earnest money.


If I were you I would suggest that you focus on getting your house sold. Then, you will be a "cash" buyer and be in the catbird seat on the other end.

If the timings don't come together, you could always put your stuff in storage and rent a furnished apartment for a few weeks.

Yep, we are thinking renting too, then we would have more negotiating power with cash in hand. Love the house, but there will be others. And I don't want to sell too low here because I'm in a rush for a buyer.

I started thinking along those lines after you first mentioned the beet factory. You can take your time and get a lay of the land.

i was thinking about this some more-- usually once we get on-site, the first thing we do is attempt to move the wires already in the pipe a few inches in one direction or another(fish tapes are usually a 2nd resort as sometimes they'll jam into the wire and blow it out). typically, if they're loose enough it means that new wires can get pulled in with minimal hassle--including a 3rd grounding conductor.
