Went to a house auction in flint today and watched a bunch of houses go no sale when they started at $100 no reserve... Unfortunitly me and every other investor in the room all have the same understanding that some homes in flint are just to far gone and the remodel would cost more than the house will be worth when your done. kinda sad that you can't even get rid of a house for $100 up here.

Sorta on that topic but I've been throwing around the idea of buying one of those properties but in Detroit, then tearing it all down and building a house to my liking. (It'd probably end up as an awesome garage with living space attached). The only thing thats stopping me is one of my friends tells me that those properties may be cheap but they have a ton of back taxes due that I would have to pay and demolition would cost a small fortune due to lead paint and such).

At a tax auction you pay the last season of taxes. The house is being sold to recover all of the other taxes owed so they can't legally charge you for them. On the flip side the city is very slow to re value a house and most homes in the villages are still takes like they are worth $800k when at auction they go for $5k. You have to get an appraisal an send it to the tax tribunal to get the taxes lowered. I do those appraisals for a living and invest on the side.

Last night I went to get dinner and when I parked there was a gen 4 supra and a C7 parked in the lot. When I came out a BRZ was parked behind me and I ran into the owner and talked up the forums a bit. It was a good day.

Kinda correct, but unless you go overdamped, it wont significantly slow the unloading down. What it will do is reduce the max amplitude of the jounce, so it will settle out faster, hopefully allowing a faster transfer of weight without the pendulum effect "growing" quite as quickly.

I'm hoping it dies quickly. I do not want to drill my bumper or have to go buying a relocation kit

If we have to get a front plate, I'm just going to stick it on my dash until a cop tells me otherwise. I'm sure as hell not drilling my bumper.

Yeah I heard they plan on charging for the extra plate and tag. Which is ridiculous. My car is still registered in arizona till 2015 and if it passes I will probably register it there again for another 2 years after that.

My take on it? Leave my front bumper alone damnit. Michigan has so very few positives for staying here, don't take the big plus away.

If the state wants to make a crap ton of money, they can set up shop and start mandating annual safety/emissions inspections. It keeps dangerous hoopties off the road and puts a bunch of money in the states pocket, you know, just like pretty much every other state that already does the annual inspections. Seems like low hanging fruit to me.
