So update: one of the houses I got passed on, opened back up and asked if we wanted to take it. So we said yes!

Are you using the VA? Keep in mind they are really stingy when it comes to home inspections.



If you're not, that's good too. When it comes to inspecting the house, don't get too hung up on small things that need fixing. Big items like furnace, roof, outlets, insulation, water tank, windows, etc are the ones that you need to lookout for.



The biggest issue with our house when we did our inspection was the water well. It had some bacteria in it and made it unsafe for consumption, all we asked was for the owners to treat it and give us a clean lab result.



Another big one, zoning. If you're buying a house thinking "I want to build here and there and then build this", make sure that your zoning regulations allow it so.

Yeeeaaah... Best of luck with the inspection. If the inspector thinks the house is not in good shape, say you have a certificate of some sort, and just hand him a hand-written note that says "This house is good", enclosed with a $50 and a gift card to Starbucks.

VA loan I hear can really be tough in a sellers market. VA wants everything pretty much fixed. If too much, seller may back out and go with someone else willing to deal with a few things that need fixing.

Yup, and sometimes they will want a licensed contractor to fix it too, even if it is something simple like swapping an outlet.

I’m pretty sure the guy there now is using a VA loan too. Plus the place looks pretty well kept unless it’s something I can’t see. So we will see how it goes.
