Agree. Beyond forced induction or engine internals - do whatever you want.

I've been leasing cars for the last 19 years and I've returned them with intakes & exhausts, suspension, wheels/tires, bushings, MM inserts, short throw shifters (just off the top of my head). You're not going to get anything for whatever you leave on it, but from my experiences, they are happy to take it back *tastefully modded with quality parts*

GrimmSpeed Strut Tower Brace and Master Cylinder brace are bolt on and bolt off, but, provide noticeable improvement in both handling and braking feel. At the end of the lease, it is worth trying to part them out for at least some recoup of the cost because you will be throwing those mods away when you return the car if you leave them on.

My grimmspeed brace bar blew my mind with how instant the effects were noticeable. Top notch upgrade for only $130-140

Generally: any mod that you can easily remove at the end of a lease period is a mod you can do.

Technically you can even repaint the car if you want, you just have to paint the car back to the original color when you return it. The absurdness of this example highlights what you are looking to answer: everything can be modded, just a matter of how much you want to pay to return the car.

Diminishing returns...

These are all great suggestions. I have done all of these besides spacers, armrest, and header. I'd also say Grimmspeed Master Cylinder brace, very easy mod.

See, I would even do an Innovate/Sprintex supercharger. Easy to take it back off again at the end.

I've done intake, exhaust, tuning, STB, MCB, shift knob's in the mail, trunk kit, lithium battery....If I don't end up keeping it, it's all coming off and going in the Classifieds when I give it back. All the OE stuff is in my closet.

I can vouch for both ft86speedfactory and GrimmSpeed - they were easy to deal with and top notch companies in my books.

If you are looking towards any lighting needs, both HIDPowerHouse and Diode Dynamics are easy to deal with. Although, I have also heard that if you want full on retrofit, that theretrofitsource.com is the way to go.
