In Washington State, at least, one can apply for a "lot line revision". How that works out, depends on who owns the adjacent lot and their willingness to negotiate.

We are talking with a property lawyer about adverse possession.

The guy that owns the place next door is a sleeze ball slum lord. A lot of the laws here in Oregon I swear are because of him. We are trying to get all our ducks in a row before having to deal with him.

hmmm....now that may work, if it has been long enough and your interests (title holders) have been paying the taxes.

Did you have the survey done ?

In many parts of the country there is a law of adverse possession. if you have been using the land with no notification from the owner of possession you may claim the land after so many years. This often happens with fences and driveways.

Secondly if you had a loan when purchased there was probably a title company involved. Any problems are at their cost.

Yeah, that is why we are talking with the lawyer that has drawn up all of our land sales contracts. We want to be sure once we get things moving the other guy does not have any recourse, and if he does, what our options are then.

It's been all land sales contract on this property for over 40 years. It was subdivided before then, the lots were always sold together until about 20 years ago. I think from now on, we need to do a survey on any property we buy on contract regardless of if we know the seller. Would have avoided this whole mess

Too late. Just in the time since you wrote this, you have gotten older and have deteriorated. Unless of course you are dead, then well, condolences to your family.

The same thing happens with every generation. They say to themselves, I'm smarter than my parents, that isn't going to happen to me. Then........

Everyone says that, but nobody wants to try and figure out why our cells stop dividing as often over time...

We always have friendly games. $40 buy in, and you can re buy once. $80 is the most you can lose, and every time I hosted i spent more than that on food.

My blood pressure is usually too low. All my heart meds for HCM.
