In general, real estate tax law is 5 kinds of dumb with so many loopholes for investment and rental properties (but not homes owners live in) that help rich people not pay taxes. It's a safe harbor for very unethical people but that's a very different topic.

Sjws do the shoplifting and property damage that drives away businesses and lowers values. A perfect opportunity for rich investors to step in and buy. Ironically rents inevitably rise to a point that chases the original perpetrators out and back to affordable housing

So, first hurricane to touch land on the north American coast in 85 or so years.

I'm confused. Did climate change happen 85 years ago, or now?

Prices for wind and solar continue to drop (old graph below). This new solar installation in the video will be supplying energy at $16/MWh, and then there was this link with a bidding price as low as $13.32/MWh, but all prices were very low from many energy contractors. This is looking good.

What's never included in the "cost" per MW hr are the side effects of energy production. Coal ash, nuclear waste, co2, recycling solar panels and wind turbines. Pick your poison. No free lunches.

While nuclear may have some future, I think it will lose because of the economics. Solar and wind are just so much cheaper than nuclear. They can go up far faster with predictable budgets, unlike nuclear that often goes over-budget, and they are safer too. We really don't need nuclear for a baseload.

The duck curve we see with solar and wind might be flattened much more with people owning battery cars and having batteries on their homes (decentralized storage), but even if it didn't, we don't need tradition style batteries for grid storage (centralized storage). I posted the Rondo Energy brick batteries before, but this is the cheap, eco, lasting, solution that I believe could be dominant:
