I invested in a new sprinkler system last fall. Worth every penny. Have you seen these new machines that pull the long rolls of pipe thru the ground without digging up your yard? Very cool. And the pipe they use is flexable, so you don't break a sprinkler when you run over it with the lawnmower. And no more old hammer drive Rainbirds, and I have twice the stations now. Amazing how a lawn greens up when parts get the right amount of water.

We have been weed n feeding, seeding, and killing grubs. Lawns are slowly getting better.

I didn't know we had one of these.

Bought patio furniture for our place. The dog jumped on the table like a psycho 1 minute later.

I moved into my last single family rental home awhile back to convert it to owner occupied residential use for resale tax benefits.

Doing minor updates and repairs, been coordinating with contractors who are so busy that a couple recommended by a realtor friend turned down business for drywall, paint, texture, and fencing so I went to a new source, Thumbtack, and have been pleased so far with the terms and quality of work.
