How do you find tennants like this? I've had some leave the place the mess, even broke some minor things but man that is bad.

That always scares me. Like on the surface it's great that you can buy a property that's already rented, but then again if it's making money why would they be selling it anyway? I suppose they could be trying to flip/transfer into larger properties but still makes me suspicious. I guess if you made money for over a decade on it though this is just a speed bump in the grand scheme.

Old friend of my uncle's. He retired and was consolidating his single family units and bought an apartment complex.

I enjoy my step-dad thinks he can get car that’s AWD/4WD, <100k miles that doesn’t have any issue for $3k. Yeah not happening. All the lists I’ve seen are 1. Car that’s bout to blow or 2. Don’t wanna spend $$$$ to do 100k maintenance.

I know a mechanic who buys old Subarus for beaters on the cheap. But he can do a timing belt in an afternoon (knows all the right parts to order) and even has a press for doing wheel bearings, yada yada..

It’s for his kid... which don’t do any maintenance... subaru is the last car they need. Boxer engine will blow up faster than our car can hit 0-60 lol

I'm not sure about that. I just searched Autotrader with limits on AWD/4WD, <100,000 miles under $4,000 (leaving room to negotiate) that appeared very servicable. A lot of Cherokees, GM trucks, even a Porsche Cayenne.

(OK the Cayenne was a flood car that need "a little electrical work")

Actually, $5K is a better starting point. We've bought several cars at that price range for our kids, all of which lasted 40 or 50,000 miles or more. My son is still driving his 2003 Honda Accord SE that we paid $5,000 for 9 years ago. It has over 250,000 miles on it and going strong.

That’s the thing, he wanted everything added to be below $3k.

Either way long story short. They gonna “try” to fix the current one before looking into buying used car.

the joy's of renting! it'll now take about 3-5 years to get the truck re-titled in a way you can dispose of it in any method that doesn't involve a sawzall...

i met a guy a few years ago that gave up on trying to be a landlord in house rentals and started doing a storage unit business. he's up to 30-some storage buildings now(600-some units), has a 2nd home in a warm climate because of it... i'm trying to convince my family to go in on some land to start our own storage business. way easier to evict a non-payer when it's not a residence!
