Went to look at buying a first house. Square footage was great, layout was great, outside looked pretty good, but wow did it take a turn. Go inside and BAM, instant pet smell. Carpet is all sorts of mucked up and the walls are clearly not well taken care of. It appeared the interior had been repainted several times, but whoever did it clearly didn't take art class or failed staying within the lines of a coloring book. Trim was horrible done and did I mention the smell of cat piss? A rational thinker would move on and forget about this home. But a part of me wants to rip the carpet out, deep clean, and remodel the interior. But then again, I like doing things the hard way.

If you can get it cheap enough, $100,000 can get rid of a lot of cat piss. Our first house wasn't quite that bad, but it wouldn't have made the June 1977 issue of Better Homes and Gardens.

honestly, sounds like a previous rental.

keep an eye on it, get some rough square footage quotes for replacing the carpet, and also get a price on renting an ozone machine for a month or two. between ditching the pee-soaked carpet, and the ozone machine, it should be easy to get rid of most of the smells.

if the house is still around in a few weeks, give them a price minus the carpeting, renting an ozone machine, and a good chunk of your time. could make for a great beginning if no one else will buy it. the market is also cooling way down, so might even be able to discount it further based on market forces in a few weeks.

just be leary of past rentals and 'land lord fixes'. bubba wishes he could fix stuff as cheap as them!

Subfloor is probably fucked. You will have to hose it with this.

That was kind of the plan. Low ball and use the odors and costs to replace the carpet as a legit excuse. Because that will be a real cost to fix. Still, gonna keep looking. Just an interesting start to buying a home.

Move on. There's the whole world of houses for you to choose from and the seller has one to sell. There is so much to do when buying a house you don't want projects just to make it habitable. You'll know when the concessions are acceptable.
