Since I bought it from an actual Lotus dealer, I was able to negotiate 3 year 36,000 mechanical warranty in the deal, so I should be shit free for a while.

Yes, that is a sorry situation.

My sister who lived in San Jose had to move to Hollister to afford to buy a house.

My nephew who lived in Hollister had to move to Visalia to afford a house.

My niece who lived in San Jose had to move to Bend, Oregon to afford to buy a house.

Another nephew's new wife who "had" a small house in Hollister, bought it at the height of the last RE bubble and after the bubble burst had to walk away from it (gave it back to the bank) ….. now, THAT does wonders for your credit score.

@spike021 and @Sapphireho …… I have some real estate thoughts you two may wish to look into.

As I understand the situation, you spike021 would like to buy a house within the next 2-3 years in the San Jose area. Sapphireho, you would like to sell your house in the San Jose area and move (retire) to Idaho.

If the property that Sapphireho is going to sell is "right" (size/location) for spike021 and both parties are ready to make a move within the next 2-3 years ……. several strategies are possibly available.

1. Develop a contract for sale that would give spike021 the "first right of refusal" to purchase the property form Sapphireho at a predetermined price.

That would be a gamble on both parties part …… depending on whether the forming real estate bubble imploded, before or after the date of the contract. Worst case for Sapphireho is, that he might have to throw in the Lotus to sweeten the deal …..

2. When the time comes for a sale, the buyer and seller, develop a sales contract that gives the buyer a "lease with an option to buy". This might help spike021 ease into homeownership. In addition, there may be an income tax advantage for Sapphireho.

3. Sapphireho sell to spike021, at a price he could afford to finance (including down payment) and the seller (Sapphireho) "carry back" a note on the balance between the financed amount and the agreed sale price. The note would be secured by a lien on the title to the property.

NOW ……. keep in mind that these thoughts are coming from a burnt out old real estate broker, from a different state, that is 6 years out of touch with the real estate and mortgage markets ……
