25, still living with my parents. Would move out, but spending less than 1/4 of the year actually living there, what's the point of renting a place? Buying a house is out of the question for the next year or two, due to the retarded housing market in my area.

Yeah the West Coast is rough. I bought my first house after the crash for $103k! Almost free. (It's very small 800sqft only above ground). The finished basement doesn't count because it's not considered 'livable space.' But even so maybe 1200-1400sqft total (the laundry room is not finished). Now I live across the street in my Fiancée's house. I rent my house out and split it with her. I'm not living for free yet (half the rent doesn't cover the mortgage) but living cheap. I need another rental property or two and then maybe I can have enough passive income to outweigh my expenses. Of course by the time I save up enough money interest rates and prices will probably go back up to inaccessable again.

Must be nice! I found an ~800 sqft house in my hometown, it was listed at 250k. I'm about halfway to a decent down payment, I just need to pay off a bit of debt, and then I'll be able to put away about 12k per year on the low end.

Shits crazy, I've said it before, but my parents bought their house for 167k like, 22 years ago. Now it's worth nearly 500k. Average wage in my province is slightly over 50k. It's damn hard as a mid-20's kid to be able to put enough money away to be able to buy a house. Condos and renting are probably the only way to be able to make it happen now, unfortunately.

That's the plan. Dad has about 10 months left with his cushy position at work, with the option to do it for another year (providing he's the top candidate when the next round of interviews come). After that, they're going to be moving to the beach house for retirement.

Sounds like he really likes this new position though, so I'm fairly certain he's going to do it for another year. That gives me 22 months, give or take to save up.

Be a nice father and husband:

* do all the laundry ..... including bed sheets

* vacuum all floors

* wash all floors with hard surfaces

* wash all the windows in the house (inside and out)

* clean cobwebs from the ceiling and dust everything in the house

* clean bathrooms thoroughly (including the toilets)

* straighten up the daughters bedroom (but don't throw anything away)

* buy a welcome home gift for wife and daughter

* do all the grocery shopping, including what is needed to prepare a meal for when they return


If you do all that ..... and still have free time, PM ol humfrz for more suggestions ........

So he's about to retire and move to his beach house in 10 or 22 months. Is there any reason you can't just take over the current house when he moves?

hmmmm........ I escaped the slave labor camp (the farm) at age 18 ..... never went back, except to visit.

All 3 of my kids escaped my tyrannical rule at age 18, they never returned, except to visit.
