Is obviously a good chip, for the price, and performance. But I don't think anyone should be rushing to get one of the higher end for the obvious reasons;
1. It will get scalped.
2. After (1) it will get sold for 200% MSRP.
3. You have to get new MOBO which come from $200 and up.
4. New RAM (DDR5)
5. New cooling
5. If you really want to notice a difference, you'll need to get something between a 3080 and 3090 GPU, good luck with that.
Intel has taken the gaming crown back indeed, but for now, it will be out of reach for a majority of the PC community. Which can still enjoy great performance with AMD processors and current hardware.
