The premium on house insurance will effect closing. I have a great grasp on principle, hoa fees, taxes, home insurance. I was excited when i saw the low principle then horrified in taxes and fees.

TRUE THAT. My mortgage is only $1000/mo, but the taxes on the property are another $700/mo. Ridiculous.
