It is really out in the country, but you are about 4 to 5 miles from major stores and stuff like Costco, home depot, etc.. It is about 25 miles to downtown Boise. 4 miles to either downtown Caldwell or Nampa. It is kinda cool that both Caldwell and Nampa are really working on upgrading the downtown areas. All the towns here want to have to cool downtown with bars, restaurants, shops, etc..


Certainly will not have all the city noise I have here. When we pulled up, a bunch of quail ran across the yard. The neighbors have a rooster that sounds like he doesn't even take a breath between crows all day long. I don't remember hearing him while inside, but walking the yard you hear him. I can never complain about that, since the rooster is there first, and it is the country.


I figure we will be happy there, but like I told my wife, worst case is after living there for a while, we determine we don't like being that for out of town, we clean it up, sell for a profit, and take our time finding another house.

I'm glad you were generally pleased with your walk through.

Realtors usually don't like the seller to be present during a walk through. Why? Because they may say something stupid.

As far as that wall in the garage, I'd suggest you have a local contractor look at it. Why? Because sometimes houses aren't built according to the plans filed with the county.

So, the property is on septic. Is it a community septic system or an individual dwelling system? A question to ask your realtor to ask the seller is when was the last time the tank was inspected and pumped. Every 3 to 5 years is a good guideline. In this state, a septic must be inspected and pumped every time the title to the property is transferred. If it hasn't been pumped recently, you may wish to have that done.

Be cautious about the location of the leaching fields, sometimes they are written on the back of a napkin and filed.

As far as the former owners leaving stuff behind, most contracts require ALL stuff be removed and the house "broom clean". I suggest you ask your realtor if your contract specifies something like that. Also, be sure to have a final walk through before signing the closing papers.

You have a propane tank? Is your house heated with propane or is the propane just for a stove/BBQ/fireplace/hot water heater? The reason I ask is that sometimes natural gas is brought into a neighborhood after a house was built and can be tapped into.

As far as the general condition of the house, it must look better in pictures than in person. However, it is what it is.

As far as that rooster, you might check with the surrounding neighbors to see if anyone has complained. To shut it up just go down the road and buy a hen and toss it over the fence.

Is there an HOA? If so, is it active? If so, I suggest you ask for a copy of the last meeting minutes.

What's the designated sarcasm font? Impact is too aggressive. Comic Sans seems too on the nose but I could be convinced otherwise. Courier New could work. It even feels sarcastic to use it. How about Arial Narrow? I might just use this as my standard. It's nice and dense, efficient.

You are forgetting that he's going to be retired, and he's worked for the government. He will not only have all the time in the world to argue until everyone else gives up, but also years of experience in dealing with asinine rules and process. An HOA might go well for him.
