That kind of money could do a lot to a BRZ if you really wanted something unique... Or go balls deep in an NSX build. But if you do, please for the love of car pron, do a build thread on here.

996 Turbo or GT3, I don't trust the M96/M97 engines in the 9x6/9x7.1 cars and the 09+ cars are probably out of budget. Possibly a 308 or air cooled 911 if it were more of a weekend car.

I'm surprised no one has asked you what your Dream car actually is? lol If those cars you're listing aren't your dream sports car under 45k why waste the money? you'll eventually sell it or be tired of it or regret not getting your true dream car under 45k
When I'm at your age and place in life as a homeowner is when I plan to get my Dream Car. The RX-7 FD is my dream car so That would be my choice no questions asked and no looking back, would never sell it. NSX cause it is AWESOME! Supra IV Cause theyre INSANE! but then again Im pretty biased since I love 90's japanese sports car legends :]

Why would anyone puchase an RX8 at this point? Literally the only good thing about that car is the chassis. The engine makes no power, it fails often, it burns oil, and it gets horrible fuel milage.

I think the NSX would also be a smart financial decision. They have a great chance of continuing to appreciate as long as you maintain it properly. The Elise/Exiege is really not a practical car for anything other than doing track days. Have you sat in one? I wanted an Exige and was considering it till I actually sat in one and said there was no way I would want to drive that a couple days a week to work or only on the weekends even.
