Nope they took it all. Was a condition of sale. There was also a swimming pool that hadn't been touched in years and was a teeming swamp. Another condition of sale was that was fully functional and could be used the day of closing. New liner, pump and filter and it was sparkling when we pulled up with the moving truck.

Astonishing. You scored bigtime there, for sure.

I do actually have a swamp, btw. It's envelope of usefulness is rather limited, but it looks nice and breeds gnats to pester the sheep, so it's all good.

Market value was around $130K + $4K in pool repairs (15 years ago)
Paid $90K
Put $15K into it
Now worth about $280K and would sell in about 2 days based on the others around here.

Only thing I hate more than house-hunting is moving.

First house we went in with a budget in mind and very quickly pushed that up 25%. World of difference. Could have gone a bit higher (and sorta wish we had) but at the time, that was where the comfort level left us. I got a better job not long after and instead we paid it off in a hurry, which let us save up and have cash in hand for the 2nd home without contingency. Approaching 50% paid off - may be there depending on the market, but my guess is we're not quite there. Still owe over 2x what we bought/sold the first house for. Whee? Or something. The windfall house is a rarity these days.

@ichitaka05 ..... another good hint right there. Train your eye and your SO's eye to "look past" the owners "stuff" (good or bad stuff), because when you move in ...... it won't be there.

Also, remember, you will (hopefully) have a home inspection to check out the physical condition of the property. So, don't get hung up just because a "light doesn't work".

Interesting lesson. I was kinda planning to do that... but it's good to hear from others on this.

Currently just making a lists of houses to see. Each house we see, we score em in different categories w note to put some info for a reminder. Keep 3 houses which had high scores & toss the other houses. From there, see more houses & keep/update the top 3. When we both agree on the house, we gonna go into next step... what's my current plan.

I've found a place that has a 2 bed 1 bath 4 car garage within the price range. Car garage is a bigger than the house! lol I think, I've found my dream house. I think my fiancé won't agree w it though lmao

Yes, when we find the house we like, we gonna get house inspected to see if we can knock down the asking price... or should I do that AFTER first price negotiation?

I would suggest that when you make an offer on a house you have a inspection contingency included in the offer. So, if the offer is accepted, then you have the inspection. If (when) the inspector comes up with deficiencies, you can ask the seller to fix them prior to closing or you can ask for compensation (reduce the price) or at least you will have a "to do" list when you move in.

In addition, always ask for and carefully read, the "form 17" or sellers disclosure (assuming they have them in your area). The seller is obligated to disclose any structural defects that they are aware of concerning the house.

Always follow the advice of your buyers agent (Realtor) who knows the local regulations.
