It is way more stressful than buying a car so far! So many unforseen expenses. I think I found my house. It is way more time consuming and expensive than I imagined

My total cash to close looks to be 11-12k all said and done. Though seller is contributing 3k fortunately.
Inspection was needed and for me it was a pain to much a schedule among the seller buyer and inspector.
Also the appraisal, the last one was done 4 years ago.
Need a Survey on the house. Lucked out the seller had one.
A huge list of fees that took me 3 days to go through and understand who was charging me, what it was exactly for. Who sets the rate? Is it set by the state or a demand based rate. Then if the rate was a fair rate or necessary.
I am still emailing the company and not sure if I'm have asked the right or enough questions. I thought lender feed would be around 3k it is actually 6.5k (have to look but this may actually have the MCC credit in there which is 1.2k)

Also closing cost and cash to close 2 different things.
The premium on house insurance will effect closing. I have a great grasp on principle, hoa fees, taxes, home insurance. I was excited when i saw the low principle then horrified in taxes and fees.

Also here in Texas if you pay less than 20% down payment of the house value. You are charged a mortgage insurance. Which is 80-100 for me have to look at the number again for exact

It sounds nice. I'm just thinking about how fatigued you were driving down here. If you lay down in a quiet room after driving it, and you hear your ears ring at all, that's too much for chronic exposure.

I don't have nearly as much experience as @Tcoat but I did a long stint as an occupational safety rep in the navy.
