Just FYI. i-tea just opened up in Castro Valley. They have boba teas and ramen. parking is good too.

And after 8pm, their drinks are all reduced! You can get a large cup for like ~$2 and some change.

About 10PM if I recall correctly. They are the shop on the corner with a huge parking lot on the side of it.
