OK with the standard forms. Some people get into trouble when they start "writing things in" or filling out blank addendums.

It's a good thing that the listing agent is not the same as the selling agent.

It should be comforting for you to know that your buyers agent has consulted with their managing broker.

I would suggest that you NOT communicate directly with the seller (of a property you are wanting to buy) NOR the buyer of a property you are selling. That is what your buyers/listing agent is getting paid to do.

Well, let's hope you get your earnest money back soon.

Yes, advertised on all the usual places on line. Google my address and it will come up.

Less people are coming to the weekend open houses. The first couple weekends we had about 100 groups. Down to about 10 each day now, and about 2 to 3 people during the week.

We have had 2 offers. One for asking, one for less. The asking one fell thru, and the lowball one was rejected.

I don't know how long our agreement is with our agent. I would have to look, but I assume the standard 3 month here.

There's article after article about the housing market slowdown, unfortunately. So many people are priced out of the market. Lots of people are holding off. Many people are moving away. I'd probably be aggressive to sell, in case things turn south, but timing the market is an impossibility.

I have read a few things about the market there (concerned over Ho’s plight) and unless they are sensationalizing things the market is flexing up and down at a rate that can not be healthy.
I also learned that my $250k house here is worth at least a million if it was there. I have a decent salary and could not hope to buy a house within about a 100 miles of Ho.

Home prices rose to great heights around 2008 then plummeted. Since then, home prices have risen significantly higher than they were in 2008. I think quantitative easing has a big part in that, but the economy is still booming here.

Salaries for the right jobs can be very high in the Bay Area. A starting programmer with the right resume for Google or similar can make 140k US + benefits worth tens of thousands. So housing prices are high, but wages for the right people are higher. Then wages for everybody else are relatively high but not as high as the cost of living. There are crappy areas around here. For instance, there are some pretty ghetto parts of Hayward and Oakland. You can move out to areas like Tracy and Modesto, but then, depending on the times, your commute can take hours. Plural. The gentrification train just keeps on rolling.

I'm about 30 miles from Ho, though I don't know exactly where he lives. I never saw the link or ad for his house, so my knowledge of his sitch is vague.

So it's complicated.

My car got backed into at work today. I got it on dashcam completely clearly. Damage on the bumper. Hood looks like it buckled a bit when it happened. Car got pushed back maybe five or so inches. I had it parked with ebrake in gear. Filing a police report tomorrow as well as letting my insurance know. Got it all on video but I’m so fucking pissed.

Yup, I'm an example of someone who moved out from the Bay to the Valley. Commute home yesterday took me 3, yes, 3 hours! The average is almost 2 hours. Can be done in 1 hour if there is zero traffic.

Geeze. I'm so sorry. What do you do?

A friend of mine commutes from Fairfield to the middle of SF. It's at least two hours each way, but he can telecommute 2-3 times a week. Totally insane. For a while, he stayed at my office some nights, which is in Fremont. It still took 1.5 hours each way and he had to be quiet at night, which killed his joy. I can see why people wanna move away.

I work at Tesla. I don't mind an hour commute, as I've always done that (used to commute from Vallejo to San Rafael, and the traffic made that 30-mile commute take at least an hour).

Now that sounds like an interesting company to work for.
