Yeah, I've heard tankless is better. Tankless water heater is common in Asia. That's why when I moved to US I was confused of this huge tank.

I just bought my tennants a nice 16 seer unit for forced air cooling. (Psuedo central air). I needed the tax write off. At the house I actually live in we have a cheap window AC that barely keeps the bedroom cool! Lol. Although the living room stays pretty cool on it's own since it's downstairs with blackout curtains, the upstairs and the porch absorb all the heat.

A lot of old shit breaks, but a lot of old shit costs more to run than it does to replace with something more efficient. Efficiency also depends on usage. We have a tankless propane heater for our garage apartment. Since it's only used for a week or so per month, it saves massively over something keeping the water warm all the time. But if you use water all the time, not so much savings. Eventually I'll add one into the main house and probably have it feed into the electric hot water tank. Then we'll have unlimited hot water.

I killed the compressor on my heat pump ten years ago. Guy tried to up-sell me but I stuck to my guns about just replacing the compressor. Had to watch him like a hawk. He tried to get away with not evacuating the system. As soon as he figured out that I wasn't falling for it, he went by the book.


Still running perfectly.

Ours that went in 2008 was a vintage 1975 unit. There was no way we were just replacing parts. The energy use was almost cut in half and my teeth didn't rattle every time it kicked in.

Yep that would be a good start. We redid our attic a couple of years ago and it made a massive difference in both heating and cooling.
