I'm trying to figure this out myself. The benefits at the moment all seem like wants and not needs. However with the ammount I'm paying for rent it may take another 2-3 years to afford a home vs putting the rent towards a house payment.

@DAEMANO that makes sense. Thanks. But why doesnt local government build or give a low interest loan for builders to build. The demand is there. Seems smart.


@Kiske thats how I feel too. Probably going to have to put buying off and hope this bubble burst. We arent interested in kids so we could do with a condo but would prefer a small 1300-1500 sq-ft 2+1.5 house for my girl's garden and my three car garage. Nothing lavish. Problem is most small homes are old and are also more expensive. New homes are bigger and because of that are too expensive. Condos are not plentiful enough nor do they meet those needs but they may have to do for lack of options.

This new bubble is about 5 years in. Investors are making a killing and banks are clearing foreclosure inventory at full cost or more. The public problems this is causing are just starting to materialize. It'll take a few years of public grief for public policies to begin to change. Local government solutions (or even state solutions) will take some time. Unfortunately, we're talking big ships here that turn rather slowly.

This is your solution right now. If you can afford a home, you can buy it and should buy it if you want to control rent prices.

Just keep in mind that home ownership also involves a financial lifestyle change.
