The one thing my dad did tell me was that whereever you start out house wise, you can always use it to leverage yourself into a bigger property later on after its aquired some value. I dont know shit about this stuff though, lol.

This is why I'm studying computer science, with the eventual hopes for further education afterwards.

Crazy crazy.
Yep, I remember ...... pre bubble burst ...... when I was a real estate broker, the era of bidding wars and escalator clauses in offers .......

See, that makes me feel extra shitty. My parents paid 167,000 twenty one or twenty two years ago, and it's now worth just shy of 600,000. Ain't no hope for millennials unless they want to commute.

A friend of mine bought a 700sqft condo for $400,000 just north of the downtown core of Toronto.

It's listed as a guest house so I suppose it could be.

Mine is now appraised at about $240K. We just lucked out in buying in a very depressed market. The house also looked horrible since the guy's parents had passed away and they crammed all their stuff into the house along with their own. Most people couldn't look past the mess and see just how good of condition the house was actually in so it had been on the market for years and they were desperate to sell.

Better shot of it here, and shows the garage doors for @bcj and the guest house....

For those that didn't go to the link and look at the photos, this is my favorite part, the floorplan of the 1100sqft basement. Talk about a potential man cave!

That reminds me of back-in-the-day, just out of the Army, and living in an apartment in Jan Jose, CA. The year was 1968. Another young man and I had just started working for this "family oriented" company.

One day our boss (Dr. Joe Antognini) called us into his office. He said he was going to give us a week off (with pay) and that each of us were to go out and buy a house. We told him we couldn't afford to buy a house ...... he abruptly said that we couldn't afford NOT to buy a house.

Furthermore, he said that if either of us needed a down payment, he would personally loan us the money. My friend had to take him up on that, I had the GI bill.

By the end of the week, we were both homeowners.

THE END

Well, maybe there is hope. After you get married and you and your bride save up for a year, for a down payment, and put your salaries together ...... hopefully you will be able to qualify to buy a starter home, within a reasonable commute distant.
